Acceptance of Terms and Conditions

The acceptance of the property will be deemed an acceptance of these terms and conditions. MyExclusiveVillas act as the Advertising Agent for the villa owners, however, we are available for assistance before, during and after your holiday in cases such as electricity/water failure, medical, accidents. Travel insurance is strongly recommended.

Prohibited Groups

Please be aware that most villas are situated in quiet locations with permanent residents onsite. These villas are therefore not suitable for groups of all males or all female and also groups that are under the age of 25 yrs old. Please do not try to book any villas under false pretences as these groups will be turned away on arrival and no refund will be given what so ever. Please note that no discrimination is meant and this clause is for the protection of all parties. We do have villas that are available for these groups so please enquire for availability.

Damage Deposit

The refundable Damage deposit is to cover those events laid out in these terms and conditions and, where none of those events apply, will be refunded to you within 10 days of you departing the villa as long as there are no damages to the villa or its contents. This Damage deposit must be paid along with the outstanding balance 8 (eight) weeks before departure.

Liability

We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to an act of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, bye-laws, or measures of any kind on the part of any governmental or local authority, strikes, lock-outs, or other industrial actions or disputes or adverse weather conditions.

Construction Work

From time to time, building work and its associated noise is unavoidable in a resort. We do not control or are able to stop such work   and we do not always receive advance notice of when it will begin/end.. Therefore we do not accept any responsibility if any such works are being carried out.

Payment

The non-refundable down payment of 15% of the final rental cost is required in order to secure your booking. This payment can be made by Credit Card /Debit Card or by PayPal on-line, or ban transfer, when you fill out your booking form. For a booking of up to 14 nights the balance can be paid in three instalments. you also have the choice of settling the amount upon Arrival at our Check in office. 

  • For a Booking upto 30 Nights the balance must be paid 30 Days prior to Arrival.
  • For a Booking over 30 Nights the balance must be paid 60 Days prior to Arrival.

Cancellation

To legally cancel your holiday booking, you must submit in writing either by email or by post. The valid cancellation date will be that of receipt of notification. Please note that a cancellation fee will apply. The cancellation costs are as follows:

  • More than 42 days before arrival 100% refund
  • Less than 42 Days before arrival 0% refund

Arrivals and Departures

To ensure the villa is at an acceptable level of cleanliness, cleaners must be afforded time to clean the villa. Therefore, you may not arrive at the property earlier than 4pm on the day your rental period begins. The property must be vacated by 11:00 am on the day of departure. In the event that a late checkout or early check in is required your booking agent must be notified and this can be confirmed 36 hrs prior to your departure and/or this can be arranged during your booking process. Late check outs are at the descretion of the property owner or the property manager and cannot be confirmed in advance unless it is paid for. This request may incur an extra cost.

Car Hire/Airport Transfers

After extensive research we obtained competitive rates from a reliable company. We accept no responsibility for any transactions made. This service we offer is for your convenience and safety to ensure that you are put in touch with a reputable dealer. Could we also take this opportunity to remind all customers that car hire is highly recommended as some of the villas are located well outside the tourist area of Ayia Napa.

Damaged Items Found

Should you find damages/breakages to the villa or its contents, please phone the reps immediately. Failure to do so will lead to the cost being taken from your Breakage Deposit

Sub Letting

Villas cannot be sublet to any other persons other than those on the original booking agreement. Therefore the Booking Form/Contract must be filled in accurately. 

Prices

Prices are accurate at the date of publication, but could have changed since then. Whilst every effort is made to ensure the accuracy of the prices at the time of publication, regrettably errors do occasionally occur. The price will be confirmed at the time of booking. When booking by telephone, any price quoted over the phone will be regarded as provisional until a final price has been calculated and confirmed.

Air Conditioning

Some villa owners have experienced extremely high electrical bills as some customers have been leaving the air-conditioning on throughout the day when they are away from the Villa. Please ensure the air-conditioning is switched off whilst the villa is not occupied. Failure to do so could lead to an extra charge.

Health Matters

Standards of hygiene and safety in other countries may differ from those in the UK, so please take care, particularly with your choice of food and drink. We recommend that you drink bottled water and avoid ice in drinks, uncooked food (especially shellfish) and food from street vendors. Only buy ice cream from hotels and reputable shops. In hot climates, limit your exposure to the sun and drink lots of fluid (water). If you are less able-bodied, check with us before you book so that we can ensure the villa is suitable. Help with wheelchairs is available at most airports, but you must request it when you book.

European Health Insurance Card

Even with travel insurance the individuals in your party may still need an E111 form or a European Health Insurance Card (EHIC) where appropriate.

Travel Insurance

You must have adequate insurance cover before you travel. Please keep your travel insurance policy with your travel documents. Read the policy to check that it meets your needs. A good idea is to have some photocopies available.

Changes to these Terms and Conditions

We may at any time change or modify all or any part of these Terms. By browsing the Web site you are accepting that you are bound by the terms and conditions and the disclaimer current at that time. If you have any questions, please feel free to contact us.

Our Liability to you

We will provide your accommodation with reasonable skill and care. We do not accept responsibility if any death, personal injury, failure or deficiency of your accommodation arrangements beyond our control and is not caused by any fault of ours. When we talk about fault above, this means failure by ourselves to use reasonable skill and care in performing or providing the service in question. Please note it is your responsibility to show/prove that reasonable skill and care has not been used should you wish to make a claim. We will not be responsible for any injury, illness, death, loss (for example loss of enjoyment), damage, expense, cost or other sum or claim of any description whatsoever which results from any of the following: - (a) The fault of the person(s) affected or any member(s) of their party or (b) the fault of a third party not connected with the provision of your accommodation by us which we could not have predicted or avoided or (c) an event or circumstance which could not have predicted or avoided even after taking all reasonable care. In addition, we will not be responsible where you do not enjoy your stay or suffer any problems because of a reason you did not tell us about when you booked your stay or where any problems you suffer did not result from any breach of our contract or other fault of ourselves or any losses, expenses, costs or other sum you have suffered relate to any business. Please note, we cannot accept responsibility for any services that do not form part of our contract. This includes, for example, any additional services or facilities any other supplier agrees to provide for you.

Cancellation or changes

If we have to make a significant change to or cancel you’re booking, we will notify you as soon as possible. We will endeavor to offer you alternative accomodation should a significant change or cancellation occurs.  Regretably we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation. However, if an alternative accomodation is not available we will refund in full the booking amount only.

Wedding Assistance

Whilst we offer to assist customers with arranging their wedding, we do not accept any responsibility with the outcome of the wedding what so ever. We will introduce you to the relevant organizations we know and trust. However,  It is your sole responsibility to ensure your satisfaction with the service that is to be offered.
